Please be aware your tenancy may be subject to any of the following fees.
The asking rent does not include charges that may be
payable before and/or during the duration of the tenancy, therefore you may be
required to make one or more of the following permitted payments:
A refundable holding deposit (up to 1
week’s rent)
A refundable tenancy deposit (up to 5
weeks’ rent (or 6 weeks’ rent if the annual rent is £50,000 or more))
A payment to alter the tenancy agreement,
when requested by the tenant (up to £50 inc VAT, or reasonable costs
incurred if higher)
Payments associated with early termination
of the tenancy when requested by the tenant
Interest, at a rate of up to 3% above the
Bank of England’s base rate, for late payment of rent (which is more than
14 days overdue)
A default fee for the replacement of a lost
key or security device
Payments to service providers in respect of
utilities, communication services, TV licence and council tax
Other payments, permitted under appropriate
legislation, including damages.
A letting or property
management agent in England must also be a member of a property redress scheme
and a member of a client money protection scheme. For further information, or a
copy of their membership certificates, please contact the agent directly.
General administration fees: We do not levy charges against tenants other
then for failed referencing, mid contract variations or in the case of agreed
early surrender of an active tenancy contract.
Reference fees (including credit checks,
bank, guarantor,
previous landlord etc): Unless additional enquires are required no fees are charged. If a
fee is considered necessary, it will be calculated on the basis of the charge
levied upon JHK by the outside reference agency
Application fees : No fees are chargeable unless a change is
required during the course of an existing AST fixed term contract;
in which case an administration fee of £50 + Vat per tenant is payable.
Fees for drawing up tenancy agreements :
No charges are made to tenants for drawing up tenancy agreements.
Inventory and Inventory Check-in/ Check-out
fees - Where appropriate: Landlords are responsible for Inventory and Check-in and Check out
costs.
Guarantor arrangement/application fees: Unless additional enquires are required, no
fees are charged. If a fee is considered necessary, it will be calculated on
the basis of the charge levied upon JHK by the outside reference agency

Pets disclaimer fees/additional pet deposit
Unless additional enquires are required, no
fees are charged.
Non-returnable holding deposits
If for whatever reason the potential
tenant changes their mind or is unable to take up the tenancy after we have
commenced the referencing process; we reserve the right to deduct an
administration charge. The balance of any Holding deposit will then be returned
within 10 days.
